FRA was retained to provide full building design and engineering services for the renovation of a 65,000-square foot office, manufacturing, and warehouse space in an existing 721,000-square foot building built at the turn of the 20th century.

LEED silver certification was identified by the client as the goal for this project and was obtained. Using the LEED rating system, 27 points were achieved in the Energy & Atmosphere, Materials & Resources, and Indoor Environmental Quality sections by applying sustainable design practices. To reach the LEED goal for the project, our architects and engineers incorporated reused materials and building components wherever possible. Additionally, 20% of the materials used were manufactured using post- and pre- consumer recycled content.

The design includes several other sustainable and cost-effective practices, including abundant daylight and optimized lighting control using dual-technology occupancy sensors and daylight sensors for any luminaries within 15-feet of windows. This project reduced lighting power by 15% of the maximum allowed through ASHRAE 90.1. High-efficiency T-5 indirect luminaries light the majority of the office space when necessary.

To reduce over-all water use by 30%, low-flow toilets and waterless urinals were installed. FRA designed a fully zoned high-efficiency HVAC system for individual control of each zone, and all HVAC units exceed the energy efficiency requirements per ASHRAE 90.1. Exhaust air is passed through a 5000-cfm energy recovery ventilator that recaptures conditioned air before it is exhausted. The design exceeded minimum IAQ rates by providing 30% greater ventilation than required. FRA initiated a construction waste-management plan and reduced landfill debris by 75%.
